This spacious vacation rental offers the perfect getaway for large families or groups, with two separate living areas ideal for gathering or finding some quiet time. The well-appointed kitchen on the main floor allows for easy group meal preparation, while the open-concept dining and living area creates a welcoming space to relax and socialize. Two generously sized bedrooms provide comfort, with the master boasting a private ensuite bathroom and the second bedroom offering an adjacent bathroom for added privacy.

Venture downstairs to discover another spacious living area, perfect for unwinding after a day of exploration. A fully equipped kitchen ensures delicious meals can be prepared with ease. Three comfortable bedrooms on this lower level offer a peaceful night's sleep for everyone, with a conveniently located shared bathroom.

Unwind and soak in the warm Georgia weather by the sparkling swimming pool (seasonal) and relaxing hot tub. The spacious outdoor deck provides ample room for grilling, al fresco dining, and enjoying the company of loved ones. For added convenience, private parking with a multi-car driveway and garage is included. This combined unit comfortably accommodates up to 15 guests, making it ideal for large families and groups. Please note that the pool may be seasonal and closed during winter months.

Planning an event?

If you have more than 2 people sleeping over, there is a $29/person/night guest fee up to a maximum of 15 people. 15 people is the max number of people that can sleep in the house.

For gatherings or events with 10 people or under, there is a $29/person fee for all guests that are not booked guests at the house.

We may allow events on a case-by-case basis. Please note, that events are only permitted at the owner's discretion. Please inquire should you be planning an event at the property.

Parties of 10-15 people is $500.
Parties of 16-20 is $1000.
Parties of 21-40 is $2000
Parties of 40-60 can inquire about custom pricing.

The event fee is payable prior to your arrival via Airbnb Money request or upon approval of your event request.

We do have a strict No party and excessive noise policy.

Events are welcome on a case by case basis. Please inquire for permission before planning ahead.

For gatherings or events with 10 people or fewer, there is a fee of $29/person for all non-booked guests. However, events are only allowed at the owner's discretion and must be pre-authorized and paid for in advance.

Events not pre-authorized and not paid for in advance will result in a cancellation of your reservation and you and your guests will be asked to vacate the premises. You will not be refunded for breaking our house rules.

PETS: Pets may be allowed upon request and with prior approval.
- Max weight of 49 lbs.
- No aggressive dog breeds.
- Maximum of 2 pets.
- $175 per pet per stay.
- Dogs must not be left unattended in the house. They must be crated if and when left in the house.
- Dogs can not be off-leash or untethered outside.
- No dogs that bark excessively
- Please clean after your pet and avoid them on beds or furniture to avoid extra cleaning fees

We also have strict policies in place regarding parties and excessive noise, and unauthorized events will result in a cancellation of your reservation without a refund. We do allow pets upon request, with prior approval and additional fees and deposits.

Please be mindful of our rules, including no smoking inside the house or sunroom, and keeping food within the kitchen and dining areas. We also ask that you take off your shoes before walking on the rugs, place all used dishes in the dishwasher before checkout, and package all your trash.

Please note that the pool and house are newly renovated and that there is no firewood provided.

The property may have maintenance staff present performing repairs and maintenance daily between the hours of 9 AM to 5:30 PM.

Lastly, daily cleaning is available for a fee of $50 per day.

Please note - For any reason that constitutes an emergency or for any maintenance or repair issues and inspections, I reserve the right to enter the premises to address these matters during standard business hours. If we did not get an acknowledgment or response, we will take it as a signal to proceed.
We have the right to enter the property in case of any broken house rules at any time.

Loss of any key or garage sensor will result in a fee of $150 for the garage sensor and $50 per key. Please be sure to keep your keys secure at all times.

Smoking is NOT permitted: in the house or in the sunroom. However, smoking is permitted on the porch, deck, patio, pool area, etc.

SECURITY & PARTIES: We do have surveillance cameras with full coverage around the property including but not limited to the Hot Tub and Swimming Pool. WE HAVE A SECURITY COMPANY THAT MONITORS THE CAMERAS AND PERFORMS VISITS TO THE PROPERTY THROUGHOUT THE DAY AND NIGHT. THE OWNER LIVES IN THE HOUSE NEXT DOOR.
Please note there are no cameras inside the home.

Please take off your shoes before walking on the rugs.
Please keep food within the kitchen and dining areas only.
Please place all used dishes in the dishwasher before you check out - your security deposit will be charged should you leave dirty dishes laying around.
