The space

Three-story Townhome, four spacious bedrooms, freshly painted and furnished with new modern pieces. Queen sized beds in 3 of the bedrooms, fourth bedroom with a King sized bed. This home is perfect for large groups, families, and business travelers alike. Work spaces with desk and chairs available in 3 of the bedrooms.

Each bedroom comes with tons of closet space so feel free to unpack and store all your luggage and make yourself at home.

The kitchen is fully stocked with everything you need to feel right at home. Glass-ware, cutlery and an abundance of essentials are more than enough for your party of 11. Make yourself a home-cook meal in our chef inspired kitchen. All stainless steel appliances available (fridge, stove, microwave and dishwasher)

The living room is spacious with lounging chairs and several throw pillows. Enjoy the artwork and the refreshing yet eclectic pops of color. Fitting for a Townhome in NYC.

During the summer months, from May 15th to November 30th, air conditioning is available in the unit. This will ensure a comfortable and cool environment during your stay.

Please know that cleanliness is always my top priority. My cleaning crew sanitizes the home between each reservation—following a 100 point checklist. We clean and disinfect all hard surfaces and high touch areas using products approved by public health authorities.

Your safety is our absolute priority.

During the summer months, from May 15th to November 30th, air conditioning is available in the unit. This will ensure a comfortable and cool environment during your stay.

Guest access

You and your family will have access to the entire unit during their stay.

Other things to note

As an Airbnb host that rents my home out consistently as a source of income, I am obligated to collect taxes for both sales and occupancy tax in NY/NYC. Unfortunately, Airbnb does not allow me to include this in the final price for guests so I have included in the listing that I am required to collect 14.75% tax of the nightly reservation fee separately. An Airbnb money request will be sent to you directly for payment prior to your check in date.

Starting March 15, 2025, all reservations (Booked on or after March 15, 2025) will have taxes included in the booking price, so no additional tax payment will be required.

Guests must be at least 25 to book or be accompanied by an adult 25 years of age or older. ID may be required prior to check in.

Rates are subject to change until reservation is confirmed.

Check in time is anytime after 4:00PM and Check out time is by 10:00AM. But we'd be happy to make exceptions for you where we can.

Check ins after 8pm will incur a $30 per hour service charge until arrival.

Early check ins will incur a $30 service charge per hour until 4pm or scheduled check in time

Checkouts after 10am will incur a fee of $30 per hour(Late check out)

Late Checkouts and early check ins are subject to apartment availability.

Please note that there will be a $100 late check out penalty fee for unauthorized late check out.

**Air mattress available upon request. We ensure that the air mattress is functional, working, and free from any holes or leaks. Please note that it must be returned in the same condition. In the event of any damage or non-functionality after check-out, guests will be responsible for the cost of the air mattress. Bringing your own air mattress is also an option.

Please note - For any reason that constitutes an emergency or for any maintenance or repair issues and inspections, I reserve the right to enter the premises to address these matters during standard business hours. If we did not get an acknowledgment or response, we will take it as a signal to proceed.

We have the right to enter the property in case of any broken house rules at any time.

There is a noise sensor in the house that detects loud music.

Loud music is prohibited.

There are cameras at the front and back of property.

There are no cameras in the house. Please note that I do have a noise sensor in the house to alert me when noise levels are excessive. This device does NOT record. This noise monitoring software plugged in within the home to ensure that there are no major disturbances. This helps us maintain a respectful environment for all guests and neighbors.

*If you intend on using air mattresses for your stay, please request these prior to your check-in date so we can coordinate their placement during your stay.

In order to comply with the NYC garbage/sanitation schedule, we may need to access the back yard of the home during your stay to remove any garbage awaiting pick up that evening. Typically, this will take place between 5pm and 7pm and will only require a few minutes of our time.

Please note that for yards that do not require access through the house, we can simply inform you that direct access to the home is not necessary. However, if maintenance needs to visit the property, we will provide you with sufficient notice prior to their arrival.
